Well, we are still killing time clearing away as much as we can. Our Architect believes it won’t take too long to get the full planning and is working from our brief.

Here’s what we decided we wanted……

Basic Needs
4 Bedrooms all ensuite, Main Lounge, Kids Lounge/Games Room, Large Kitchen/Dining Room, Utility Room, Office, Cloakroom, Garage (If possible)
EXISTING COTTAGE Lounge with existing fireplace. In main lounge area where existing 2nd floor sleeping area was to have gallery/ladder access as feature but without wall beneath, Vaulted ceiling in lounge, Roof lights, Main entrance originally had a porch ÔÇô re-construct porch and if necessary have extended porch to ruined part of cottage to avoid cutting doorway in existing cottage gable wall if this is a problem, Ruined attached building to be re-built in block but retaining existing gable wall as guest bedroom with en-suite bathroom.
Wall raised to height of cottage and matching roof height and converted to one and a half storey with 2nd lounge/childrenÔÇÖs play/games room below and flexible space in roof area.


In the mean-time, we are still tugging away at the grass carpet – its been very hot throughout April making progress slow because it’s exhausing work…..can’t really believe I am saying that about Ireland…….

Finally Ours (17Apr2007)

Well, after lots of waiting we finally became owners of our Derelict Cottage with outline planning permission to ‘Renovate, extend and reuse existing buildings’. We have already found an Architect but he is too busy to start on the plans until the end of April. In the mean time we decided to start clearing up the site.

We have decided to place an offer on the cottage – ideally we want 1 acre but it was advertised with just over 2/3 acre so we will see what happens. The planning permission is very vague so we have been trying to think how best the Cottage and Barn could be linked together.

We also discovered that the well is in fact a spring with a very shallow well. I asked the planning department and they say a new well can be bored – we don’t need to use the existing ‘well’

The only other issue is the boundaries – there is nothing marked out and the auctioneer is very vague – he implies it would be up to us to mark them out which seems backwards….

This is the rural place map which shows the area for sale. we also have copies of the outline planning permission. I am going to have a look at the file at the Clare CoCo planning office – we cannot find the well and the planning permission says that existing well is to be tested as suitable prior to building work commencing.

Having been trawling the internet for property for days, but only finding sites we are not eligable to build on, we finally decided to set off in search of Cloontra to find a derelict cottage with planning permission to renovate. This seemed an ideal way to get around the ‘rural person’ planning law which meant we cannot have a house built in a rural area????. Eventually after many wrong turns we found it. It was a cold but bright winters day and we couldn’t get over how peaceful it all was. Having said that, I thought we would just say isn’t this lovely and move swiftly on to something else…………
